Elegantly furnished, Villa Rousseau can comfortably sleep up to 8 in 3 bedrooms – 3 large, air-conditioned double. Villa Rousseau is surrounded by 10 hectares of a secured private park in a panoramic position on the Florentine hills and 1 km from the village of San Donato in Collina. It is built as a Guard Tower, from which the splendid hillside. It is surrounded by olive groves, fenced garden lemons trees. The villa is sophisticated and welcoming, faithful to its style. The villa is set on two levels and extends over 500 sqm (approximately 5500 sqft) plus the outside areas, perfect for family gatherings, as well as for the couple looking for a luxurious romantic retreat.

On the ground floor, you will find a fully equipped kitchen with direct access to a large paved area, an elegant double living room with a fireplace, storage room, and two dining rooms, the largest of which has a fireplace and large glass doors leading to a truly gorgeous terrace with amazing views. The breathtaking views of the Tuscan countryside can be enjoyed from every room in the house and a large paved front terrace offers the ideal setting for breakfast
There are 4 bathrooms: 2 luxurious suites, 1 private bathroom, and a delightful powder room with a toilet and basin.
Each room is individually decorated to an extremely high standard with elegant furnishings, rare imperial paintings, mirrors, hand-made linen linens, and a large comfortable white sofa.
The outside area is just as beautiful as the interior …
The Villa has a private saltwater pool of 14 x 8 m, open from May to September (included), and its private panoramic landscaped garden is decorated with precious flowers and terracotta pots. All exterior areas are furnished with elegant garden furniture (comfortable loungers with white pillows and large umbrellas in the pool area, shady gazebos are scattered around terraced terraces that offer private lakes for relaxing moments, and barbecues, dining tables, and chairs are on terrace and patio).

The villa has everything you need for a pleasant stay: central heating, air conditioning, satellite TV, DVD player, iPod docking station, wi-fi internet access, and a fully equipped kitchen with stove, oven, stove wood, fridge freezer, ice machine, coffee maker, microwave, dishwasher, washing machine, dryer and plenty of crockery and pans. Hairdryers are provided in every bathroom. Guarded parking is naturally available on-site.
The swimming pool is open from May to September inclusive

Extra cost

• Refundable Security deposit € 1500 (cash at time of check-IN)
• Electricity bill will be metered from Check-IN to Check-OUT for digital meter reading. 0,65 cents per Kw . This will be paid in cash at the Check-OUT.
• Final cleaning fee €280 – This will be paid in cash at the Check-OUT.
Additional services, not included in rental fee and available on request:
• Fridge pre-stocking : €50 for a small shopping list – 150€ for a big shopping list
• Cook service for lunch/dinner: price 55€ per person plus groceries (bill )
• • Extra linen and towels: for the whole villa € 250
• maid/housekeeping service (€ 20/hr)
• Laundry/ironing service (€ 20/hr)

Good to know

• The swimming pool it!s not guarded or fenced and its use it!s entirely the responsibility of guests.
Children below the age of 18 are not allowed in the pool or the pool area without supervision
of an adult.

IMPORTANT PAYMENT CONDITIONS 2024
A non-refundable deposit of thirty percent (30%) of the total rental cost has to be paid to us at the time of booking to secure the property. No reservation is confirmed until the down payment is received.
The remaining balance of the rental cost (70% of the rental fee) must reach us no later than eight weeks before the check-in date. Your booking may be treated as canceled if the balance is not paid on time, and the cancellation policy set out below will apply.
