Details
The villa is spread over three floors preserving the typical structure of the 40s. To make the rooms unique are the large windows that allow you to enjoy a breathtaking view of the lake from many rooms of the villa.
The bedrooms.
The sleeping area is on the upper floor of the Villa and is accessed by a majestic wooden staircase. The floor is in fine oak wood and is equipped with air conditioning systems. There are five rooms, each room has a private bathroom with a shower.
1. The master bedroom: privileged view of the lake and the swimming pool.
2. Double bedroom with balcony overlooking the pool and lake view, bathroom, large screen TV on the wall
3. Furnished with an elegant four-poster bed entirely covered in silk with the bathroom.
4. Suite of the Villa: two single beds and a sitting area with an elegant sofa that becomes a third bed if necessary. The suite faces the lake. Private bathroom.
5. It is the smallest room, with two single beds and a beautiful view of the park. Private bathroom.
On request, a sixth bedroom in the living room can be available, transforming the TV relaxation room into a double sofa bed and using the adjacent bathroom (with shower and wardrobe) in the living area.
The living area.
The living area is located on the ground floor and is entirely in fine Roman travertine marble. The room is embellished with an old Austrian grand piano, completely renovated and in working order.
The professionally equipped stainless steel kitchen. Also on the ground floor is a small bathroom with a shower. Relaxation room, with TV and sofa, which on request becomes the sixth bedroom with double sofa bed.

Relaxation and wellness area.
The wellness area occupies the entire basement and is accessible directly from the garden or from the one descending from the living area. Here are: Jacuzzi, steam room, and professional gym equipment. On request, it is possible to book massages of any kind. The fitness area is equipped with its own private bathroom with a shower and the laundry room, equipped with a washing machine, dryer, and electric iron.
Next to the wellness area, there is a multifunctional space with natural stone walls, TV, several sofas, armchairs, and an impressive dining table, overlooking the lake and with direct access to the garden.
The garden and the swimming pool.
The park is arranged on several levels. The swimming pool is in a privileged position, on a terrace on the ground floor, which allows you to enjoy the lake view while swimming. Around the pool, there are elegant iron deck chairs, umbrellas, a shower, and an old stone table useful for delicious aperitifs. From the swimming pool, an ancient stone staircase that climbs to the subsequent terraces until you reach the top floor: from here the view is breathtaking and you can take a walk to discover the tranquility of a pine forest right behind you.

TOURIST TAX € 3.50 per person per night – children from 7 years
-By departure, the kitchen must be FREE of foods and stoviglie NO and in normal cleaning condition otherwise we charge € 100
even for a dirty barbecue, we charge € 100
-For a late checkout ( later than 9 ) if not agreed in advance for important reasons we charge € 50
HEATING extra cost by consumption – to pay cash by departure day.

€ 100 per week – small/medium size only by previous request
